BPP covers the movable property your business owns — contents and furniture, equipment and machinery, inventory and stock, computers, and tenant improvements — against covered causes of loss like fire, theft, wind, and vandalism. It does not cover the building itself, vehicles, or land.

BPP is the contents/equipment side of commercial property. Commercial property can cover the building, the BPP, or both. If you own the building you need building coverage plus BPP; if you lease, BPP covers your contents and improvements while the landlord insures the building.

Replacement Cost (RC) is usually better for property that depreciates (computers, equipment, furniture, inventory) because it pays to replace items new. Actual Cash Value (ACV) costs less but pays replacement cost minus depreciation — often far less than you need. We help you choose per asset class.

A small office or retail store often pays a few hundred to a couple thousand dollars per year; inventory-heavy and equipment-heavy businesses scale higher. Cost is driven by total property value, valuation basis, industry, building protection, and deductible. BPP inside a BOP is frequently the most cost-effective structure.

Not by default. Standard BPP covers equipment for external causes (fire, theft) but excludes mechanical and electrical breakdown. You add equipment breakdown coverage for failures like burnt-out motors or fried circuit boards. We pair the two.

They should be, as part of your BPP — but they're commonly overlooked. Build-outs you paid for in a leased space are your property to insure; the landlord's policy won't cover them. We make sure tenant improvements are properly valued and scheduled.
